If You Hear Me Say, "This One Isn't Going to Last Long," I Mean It

I am not a pushy person.

I believe people will buy a house when they are ready.

Because I want business today, tomorrow and in the future, I will be here next year or the year after when you are finally ready to buy.

But -- after you've decided that you ARE ready to buy in the near term AND we've determined that we want to work together to find your dream home AND we go out to look at homes that meet your needs -- you might hear me say this:

"I don't say this very often, but I don't think this home will be around long. If this is the house you like, you'll want to make a decision and have me write your offer right away."

Why do I say that?  Not because I'm pushy, but because it's true.

After you've been in as many houses as I have, you develop a sense for what will sell right away. If it's in a good location, presented in top condition and priced at just the right point, it will be off the market and under contract in no time. Yes, even in this crazy market.

I am working with buyers now who have lost two homes because they didn't pull that trigger fast enough. I can't tell you how disappointed they were to see those homes go under contract and how hard they'd like to kick themselves now.

So, if we're out looking at homes and you hear me say that phrase above...get ready to sit down with me and write an offer if that's the place you want.

Hello Nancy:

Thank you for blogging this. You are so right. I showed a client a bank owned property and it appeared to be in excellent condition. The only thing that was missing was a dishwasher. They walked through the property and decided to make an offer. The property had been on the market for 10 days. I called the listing agent the next day. She said that they had just received 3 offers and one was for over the listing amount. It happens. If the home is listed right, expect multiple offers. When I make the comment that this one will not last. I mean it!

How many times has this happened to every one of us?  So frustrating for Buyers and their Agents.
